Independence Realty Trust and Centerspace agreed to combine in a share deal that gives Centerspace holders 3.800 IRT shares for each share they own. The merged company would have an enterprise value of about $8.1 billion and an equity value of about $5.0 billion, with more than 44,000 apartments in 163 communities across 17 states. IRT holders would own about 78% and Centerspace holders about 22%. The companies estimate about $24 million of annual synergies and say closing could come as early as the end of the fourth quarter of 2026.
Why it matters for listed companies
The deal joins two mid-sized landlords of moderately priced apartments, with 58% of combined operating income from the Sunbelt, 27% from the Midwest and 15% from the Mountain West. For listed apartment owners it is another data point on how smaller property trusts are responding to higher borrowing costs: the companies stress that the merger adds no leverage and spreads overhead across a larger portfolio. The direct effect on rents or on larger apartment landlords is small.

The finance angle is the cost of permission to build. $1 billion over five years is small beside the capital Amazon spends on AI infrastructure, but the $68 billion of blocked projects shows where the constraint now…
